The Property Management team at Pacifica Santa Maria includes individuals who have dedicated their careers to provide services that value relationships with owners and tenants and provide accurate and timely financial information. We attend to every detail of your property; tenant billing and collections, common area maintenance reconciliations, budgeting, annual insurance reviews, vendor and contract management, tax and loan payments, monthly financial reporting and distribution of owner’s funds. We have also made available ACH payment of rents to your tenants that have advanced to electronic payments. 

Technology plays an important role in our success.  Utilizing web based AppFolio software, we are able to customize property management programs that meet the specific needs of each property owner.  We invest heavily in support systems and ongoing training to ensure that our management team has best-in-class tools to support each property we manage.

Pacifica’s brokerage agents and their knowledge of SB and SLO County economics provides value to our Property Management division.  From the beginning, our team of agents bring the Pacifica Commercial Realty way of doing business with polite and respectful prospective tenant interactions and developing personal relationships that last throughout the years.  These relationships are genuine and provide the building owner with a pulse on their investment.  Our Property Management team interacts with our brokerage agents and continue to develop relationships throughout the lease term by being a visible presence at your property.  We plan and anticipate maintenance to maximize your investment and minimize your tenant’s requests; again, supporting maximum occupancy and value.

We provide regular site visits and inspections of your property.  Pacifica’s Certified Property Manager® and Accounting team reach out to your tenants to create and maintain relationships to ensure your property value is maximized and all building mechanical components are in good working order.  We invest time in preparing annual budgets to enable you to forecast building improvements and cashflow.  We manage operating costs to make sure your CAM costs are reasonable and attractive to current and new tenants.  Our 24/7 on-call support line is always available when the need may arise.
